We require First, Last and Security same amount as the rent.

 

Our non-refundable application fee is $50.00 for the first adult and $25.00 for any additional adults. With the application (PDF above) we also require $100.00 good faith deposit.  We run a back ground and credit check and if you are not approved you get the $100.00 back. Funds must be separate!

Once you are approved you will have three days to come in and sign the lease and pay the balance of security.  ($100.00 applied)  We charge a processing fee of $45.00.

 

All monies must be in the form of a cashier's checks, money orders or cash.  Funds must be separate!   Application funds made payable to Cape Sunset Realty and good faith deposit payable to Cape Rentals. Rent must be separate from security and last month rent and all are payable to Cape Rentals. 

 

No current bankruptcies, no evictions, no felonies.

 

 

 

Our prices are based on up to two adults and two children.  If there are more adults and more children prices will go up by $25.00 each.

Applicant represents that all of the statements and representations are true and complete, and hereby, authorizes verification of the above information, references and credit records. Applicant understands that an investigative consumer report including information about character, credit history, general reputation, personal characteristics, mode of living, and all public record information including criminal records may be made. Applicant agrees that false, misleading or misrepresented information may result in the application being rejected, will void a lease/rental agreement if any and/or be grounds for immediate eviction with loss of all deposits and other penalties as provided by the lease terms if any. I understand that there is a $50.00 nonrefundable application fee plus $25.00 for each additional applicant. Cash or money order only. This non-refundable application fee is for cost expenses and fees in processing the application. There may be an additional Condominium Application fee for certain condominiums and/or apartment complexes. A $100.00 “Good Faith Deposit” (Cash or money order only) is to be paid by the applicant in consideration for taking the dwelling unit off the market while the application is being processed. If applicant is approved by Landlord and/or Management Company, the “Good Faith Deposit” shall be applied toward the security deposit for the rental unit. If applicant is approved, but fails to enter into a lease within 3 days of verbal and/or written approval and/or take possession after lease signing, the FULL DEPOSIT shall be forfeited to Landlord or Management Company in addition to any penalties as provided in the lease. The “Good Faith Deposit” shall be refunded only if applicant is not approved. Keys will be furnished only after lease and other rental documents have been properly executed by all parties, and only after applicable rentals and security deposits have been paid. This application is preliminary only, in no way implies that a particular rental unit shall be available and in no way obligates Landlord or Management Company to execute a lease or deliver possession of the proposed premises. RESIDENT SELECTION CRITERIA


Prospective tenants are hereby notified Cape Rentals fully complies with Federal Fair Housing Laws. No person shall be denied tenancy because of race, color, religion, sex, handicap, familial status, age or national origin.
1. All adult applicants 18 or older must submit a fully completed, dated and signed residency application and fee. Applicant must provide proof of identity. A non-refundable application fee will be required for all adult applicants. Applicant may be required to be approved by a condo/homeowner’s association.


2. Applicants must have a combined gross income of three (3) times the monthly rent. We reserve the right to require a co-signer.


3. Credit history and/or Civil Court Records must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within 5 years.


4. Self-employed applicants may be required to produce upon request 2 years of tax returns or 1099s and non-employed individuals must provide verifiable proof of income.


5. All sources of other income must be verifiable if needed to qualify for a rental unit.


6. Criminal records must not contain any convictions for felonies within the past ten years or sexual offenses ever. In the event a record comes back “adjudication withheld” further documentation may be required and applicant may be denied on this basis.


7. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination.


8. With the exception of medically necessary pets, no pets of any kind are permitted without specific written permission of landlord in the lease document. If a pet is allowed, a non-refundable pet fee and/or an additional security deposit may be required.


9. Applicants will be required to pay a security deposit at the time of lease execution in a minimum amount of one months rent. We reserve the right to require a higher security deposit and/or additional prepaid rent.


10. The number of occupants must be in compliance with HUD standards/guidelines for the applied unit.


11. We require $100.00 good faith deposit to be collected at the time of application. In the event the application is approved and applicant fails to enter into a lease, the applicant shall forfeit this deposit. In the event the application is approved, this deposit shall be applied towards the required security deposit. WE ONLY ACCEPT CASH, MONEY ORDERS OR CERTIFIED CHECKS FOR APPLICATION AND MOVE-IN FEES. NO EXCEPTIONS.


12. Any requested exceptions to our company’s criteria must to be submitted in writing to the rental agent for presentation to the owner for consideration. If approval is given for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required.


13. Our company will report all non-compliances with terms of your rental agreement for failure to pay rent or any amounts owed, to credit bureaus and/or other appropriate parties.
