  • We have our own maintenance department, which keeps the cost down, and we use professional vendors when needed to ensure that your unit is in good condition.
  • We inspect the work performed to ensure that everything is ready before you move in.
  • Someone is available 24 hours a day to handle emergency maintenance repairs.
  • We provide detailed Move-in and Move-out Inspection forms for proper documentation of the condition of your rental.
  • All deposits that are retained by us are kept in a FDIC insured bank.
  • When you sign your lease, you have a meeting with our staff to go over all parts of the lease to help ensure that everyone is aware of their responsibilities under the lease and to ensure you understand it.
  • Check out our application guidelines to be sure you qualify, then complete our application form and submit it to us along with the application fee for the home you want. We'll process it and let you know the results.
  • For most of our properties you will sign a 12 month lease that covers our responsibilities to each other throughout our tenancy. After your application is accepted, your deposit and rent is received, your lease is signed, and electric and water account numbers are provided, we'll hand you the keys to your new home!




We like nothing more than being able to give a resident their whole security deposit back.  It is a lot more work for us to have to do a security claim. However, there usually is a small claim as we prefer to do the minor touch up paint (It is cheaper to let us do it than having to fix what you might have done incorrectly).  Some residents are very good at leaving the property the way they found it upon move-in while a few don't seem to care.  We do, for the most part, have outstanding residents that we get to see every month when they pay their rent.  Some just pay rent by mail and we never see or hear from them unless their is a maintenance request.  I am attaching our move out letter so that you can see what is expected when you exit a unit.


Remember that this is your home while you reside there.


   Please note you need to leave the premises CLEAN as follows:             


  1. All the appliances, inside and out, the floors under the refrigerator, stove, washer/dryer.
  2. Clean the kitchen & bathroom exhaust fans and room ceiling fans.  Replace A/C filters.
  3. All the cabinets, tops and counter tops.
  4. Clean the sinks, shower walls, floor tiles, shower doors, door tracks, tubs, toilets and toilet bases, mirrors.  Clean soap scum and mold from the tub and shower areas.
  5. Wipe down all baseboards, windowsills and window blinds.  Clean windows & patio doors.  Dust or wash as needed. Wash handprints and marks from the walls.
  6. Clean all light fixtures in the bathrooms, the wall mount bulbs & hanging fixtures that you can see the dead bugs inside.
  7. Clean all doors, entry door windows, door jams, door trim, sliding door tracks.
  8. Tile floors must be mopped.
  9. Sweep out the lanai floors.
  10. You are required to have the carpets professionally cleaned by a good company (provide us with a receipt).  If we have to have them re-cleaned you will be charged.  *
  11. Lawn is to be mowed and beds need to be weeded if lawn care was not included in your lease.  N/A
  12. All trash is to be removed by you.  If this is not done, you will be charged for disposal fees.
  13. All keys & mail box key should be delivered to our office on or before __________.


We will patch all nail holes and touch up paint which will be deducted from your security deposit accordingly.


If the above guidelines are followed, we will do our inspection of the property and if all items are acceptable, we will mail your security deposit to you by certified mail which will be sent to your last known address.  Make sure you do the forwarding address change with the post office.  Or, you can write your forwarding address and turn it over w/your keys upon vacating the unit along with the carpet cleaning receipt if applicable.

Q.  I’m thinking about purchasing a home. What should I know before buying?


A.  If you’re thinking of investing in a house now or wondering whether you should wait, here are three important things to consider:


1.   Renting vs. Buying.  If you rent a home, it could cost you less each month...and you might have more money to invest in other endeavors.  But if you put your money in a low-interest money market fund, generally you will not earn as much as if you had invested your money in a house.  


2.   Housing Prices and Interest Rates.  You may be waiting for the housing prices in your area to fall.  They may not.  However, usually when they do, the interest rates will be higher.  The amount you gain could be significantly less over the long-term cost of the mortgage. Therefore, waiting may not be in your best financial interest.


3.   The Break-Even Point.  The average break-even point for buying and selling a house is five to seven years.  If you plan to move before then you may want to seek professional advice before purchasing property if you want to realize a profit on your investment.
