Do your homework and don’t be fooled by a low property management fee. You want to know what services the property manager is including in the management fee. Are they just going to collect rent and call it a day or will they provide a full range of services.
First of all, we only charge 1/2 month rent to place a tenant and most companies that charge less in management fees charge a whole month placement fee. Throughout the year, we make every effort to keep the tenant happy and not incur unnecessary expenses to the owner. Building a relationship with the tenant encourages them to renew their lease.
We do not charge for set up fees, move in and out inspections, we don’t charge the owner a set cleaning fee or for serving notices to tenants if needed.
Lease expense is past right on from the attorney and a copy of their bill is provided to you with your monthly statement. We don’t charge for renewals either.
We have on staff a professional mechanic that can fix most things at a greatly reduced rate than say a plumber would charge. We charge time and materials only at $60/HR and you get the details of exactly what was done if necessary repairs were made. No other company provides the detail that we do.
No additional bookkeeping fees and at year end we provide an itemized billing for expense and income along with the 1099 for tax purposes.
When it is necessary to send outside vendors (AC tech) we have special rates and pass those savings on to the owner. We do charge a small fee on outside vendors up to $100.00 to cover the costs of coordinating between tenants and vendors, following up to be sure taken care of etc.
We are on call 24-7.
We take web photo’s to advertise on our website, which is very popular and our MLS site. Zillow, Trulia, point 2, LinkedIn, facebook, and on some occasions Craig’s list. We put a sign in the yard. All at no cost to the owner.
